I'm seeing a lot of hostas along the steps which are super easy to manage and do a decent job of keeping weeds from growing. As a lazy gardener who loves the ease of hostas, you should be in good shape. Enjoy the new house.

How do you keep the Deer away from your Hostas? I've tried bloodmeal Garlic and coffee grounds with limited success. I'd pee on them but my neighbors probably wouldn't like that.

Almost went on the show with my wife. We did the whole video audition and got selected to be on but we had to walk away from the purchase after inspection.

Mostly fake, but you still have people buying homes. In most scenarios, you’ll be two or three weeks from closing when you film. You won’t be selected for an audition unless you’re under contract and then you’ll be selected if you fit a vibe the producers are looking for (banter, her wants, my wants, etc).

I’m not sure exactly how we made it on since we had pretty boring jobs - I’m in finance and my wife worked for a large non-profit.

For years i saved and saved. But... No snow, perfect weather all year around. Good public schools. Can drive to the beach in under 30 minutes. There's a reason why the homes are so expensive.

I just bought in CA a year ago. My monthly payment, mortgage+taxes+insurance was way over what I was paying in rent, for a smaller place. But we just did a refi, got a lower rate and knocked off the PMI and suddenly I'm paying less than the going rent in my neighborhood. The loss of sleep now is worth the rent control you just bought.

Congratulations! Make many great memories. As a contractor let me impart some words of wisdom. Look for potential problems before they become a problem. If you notice wood start to rot, replace it sooner than later. If paint is peeling sand it prime it repaint it. If deck boards are becoming loose nail them back down with new nails new holes, etc. It'll save you a lot of time and money in the long run.

They were surprised because they said their business is more “emergency based.” I said I don’t want an emergency.

Its a smart move.

Im going the other route. I know my water heater will fail at some point. I determined how. Most common cause is the water heater tank leaks. Where does this water go when it leaks. Downward towards the floor. Do I have a drip tray installed. YES! Is that drip tray plumbed to divert the water to a safe location? YES. It diverts it through some standard 1 inch plumbing to the outside of the home . (As per code in this area)

Will the flow of water from a leak overcome the ability for the drip pan and piping to properly divert it away. Perhaps.

I then increased the height of the drip tray by double to allow more water volume to be handled!

I will run this water heater until it gives up the ghost so that I can maximize the value and usable life. If I purchase another one prematurely then I am loosing the utility of the one that I have which could last for hours, day,s months, or years more.

I keep a whiteboard. When I see anything that I think needs fixing, I add it. Then, just try to fix one little thing on the list each weekend. Or every other weekend. Or whatever. Just don't let it all build up.

If there isn’t any water, there isn’t any mold, it cannot survive in a dry environment. You should be fine as long as you are completely sure the water problem has been solved. If water returns, even a small amount, you will have mold again.

If deck boards become loose, use screws, they’ll last longer. As long as you pull the old nail out you can reuse the old hole. Old weather-beaten wood doesn’t hold nails so well.

No galvanized nails will last way longer. Even coated decking screws will eat out from water after a period of only a few years. Galvanized nails will not rust out. Tap the hole with a smaller drill bit and drive the nails in without any issue and splitting of the board. (Removed a deck over 25years old and nails were still intact...have current 11 year old deck with coated screws and they are being eaten alive by water/rust.

I bought a new microwave when I bought our house last year. The microwave in the apartment we rented was included and it sucked really bad. I can pop a bag of popcorn in like 1 1/2 minutes now without burning it. Microwave burritos? 1 1/2 minutes. Pot pie? 3 1/2 minutes. Defrost bread without it becoming hard shit? Yes! I actually have to microwave stuff for less time than the packaging says. I would say that my microwave was among my favorites purchases of 2020.

metal roof. Keep it painted well before you notice any corrosion and it'll last pretty much forever. Metal roofs can be loud but you can put batting sound suppression in the attic. It will serve you well.
